A studio flat that has a single bed, microwave and hob crammed all into one tiny room has gone on the market for £275,000.
The property, which is opposite Harrods department store in Knightsbridge, lies on the third-floor of Princes Court, an Art Deco building on Brompton Road.
The flat has a floor area of just 109sq ft, but almost half of that is taken up furniture and utilities, leaving almost the same amount of space as a janitor’s cupboard to walk around in.
It has a pull-out table on the wall underneath the main window, a single radiator with two shelves and a mirror above the bed.
Some storage appears to be available in the form of a cupboard by the main door, but considering the sizes of other flats in the building it does seem to be a converted storage area.

Government rules on the size of homes stipulate that the national standard for a double bedroom should be 11.5m2, meaning the flat isn’t even as large as that.
Meanwhile studio flats should have a gross internal area of either 39sqm with a bathroom, or 37sqm with a shower room – making this smaller.
It may be this flat was allowed under permitted development, meaning it didn’t need planning permission.
Micro flats are often used by people who commute to London in the week and prefer to have a pied-a-terre, rather than travelling for hours each day.
The flat could also be used as an Airbnb or short term rental for people visiting London on shopping or business trips from overseas.

Another microflat in the same building sold for £325,000 last year – and was described as a ‘micropenthouse.’
It, however, was practically palatial compared to the latest offering in the same block, coming in at 128sq ft, or 16ft by 8ft.
Specialist space-saving architects, the Portuguese firm Caiano Morgado, were brought in to create a clever room divider as well as a fully fitted kitchen.
The home on the ninth floor also benefitted from a 24-hour porter, but was subject to a short lease, with 120 years from 1977 – meaning it could be pricey to renew as just 76 years remained.
Other pads in the block can sell for millions – a two-bed, two-bath flat was recently on the market for £1.62m, while others are on rightmove for upwards of £1.8m.
It doesn’t appear micro-living is showing any signs of abating, with smaller flats often in higher demand than larger ones in the capital.
Possibly the smallest flat ever sold went under the hammer for £90,000 at auction last year – £15,000 over its expected sale price of £75,000.
The property in Hackney, east London, was just 75sq ft – with a wet room, cooking space and bed included.
Amazingly it was rented out for £800 a month and had a staggeringly high rental yield of 10%.
